SAH, SHA & TRA Grants for Home Modifications
🏠 The VA provides housing grants up to $126,526 to modify your home for disability-related needs. These grants are separate from the VA home loan.
Section 1
📋 Three Types of Housing Grants
🏗️ SAH Grant
Up to $126,526
Specially Adapted Housing — for veterans with the most severe disabilities. Build or modify a home for wheelchair accessibility, independent living.
🔧 SHA Grant
Up to $28,036
Special Housing Adaptation — for veterans with blindness, loss of hands, or severe burns. Modify existing home.
🏠 TRA Grant
Up to $47,130
Temporary Residence Adaptation — for veterans living temporarily in a family member's home. Modifies the family member's home.

✅ SAH Eligibility
You may qualify for the SAH grant if you have service-connected disability including:
♿ Loss or loss of use of both lower extremities
🦿 Loss or loss of use of one lower extremity + residuals affecting balance/propulsion
👁️ Blindness in both eyes + loss/loss of use of one lower extremity
🔥 Severe burn injuries (deep partial or full thickness)
🧠 ALS (amyotrophic lateral sclerosis) — rated at any level
✋ Loss or loss of use of both upper extremities at/above the elbow

✅ SHA Eligibility
You may qualify for the SHA grant if you have service-connected disability including:
👁️ Blindness in both eyes with 20/200 visual acuity or less
✋ Loss or loss of use of both hands
🔥 Severe burn injuries — deep partial or full thickness
🫁 Severe respiratory injury from toxic exposure requiring assisted breathing

🔧 What Modifications Are Covered?
♿ Wheelchair ramps and accessible entrances
🚿 Roll-in showers and accessible bathrooms
🚪 Widened doors and hallways
🛗 Elevators or lifts for multi-story homes
🍳 Lowered countertops and accessible kitchens
🔌 Electrical and plumbing modifications for accessibility

📝 How to Apply

Apply online at VA.gov or contact your local VA Regional Office.

VA assigns an SAH agent who works with you throughout the process.

Get plans approved — the VA reviews modification plans to ensure they meet accessibility standards.

Hire a contractor — the VA provides guidance but you choose the contractor.

VA inspects and reimburses — payments are made directly to the contractor upon VA approval.
Note: These grants are separate from the VA Home Loan. You can use both — the loan to buy a home and the grant to modify it.

❓ Frequently Asked Questions
A: Yes. The grant can be used to modify your current home, buy a new home, or build a new home from scratch. You can also use it multiple times up to the maximum grant amount.
A: Yes. You can use the grant up to 6 times, as long as the total doesn't exceed the maximum amount. The maximum is adjusted annually for inflation.
A: No. The SAH, SHA, and TRA grants are not loans — they do not need to be repaid. They are tax-free benefits.
A: Yes. The TRA grant is specifically for modifying a family member's home where the veteran is temporarily residing. The modifications still belong to the homeowner.
